Castle Leazes, Newcastle

The redevelopment of Castle Leazes is a £250 million scheme delivered through a partnership between Unite Students and Newcastle University. It will create 2,000 new purpose-built student bedrooms, replacing the former 1,250-bed accommodation with a modern student village designed around high-quality living, social and study spaces.

Walker Modular will manufacture 2,000 bespoke seamless bathroom pods specifically for the scheme, using one-piece seamless GRP construction.

The approved plans include a range of student room types together with communal lounges, games areas, study spaces and landscaped outdoor courtyards, with energy efficiency and sustainability designed in from the start.

For the bathroom package, the requirement was a repeatable solution that holds a consistent standard across an entire 2,000-bed development while keeping the bathroom programme off the critical path.

The bathroom solution uses Walker Modular's one-piece seamless GRP construction, designed to reduce the number of joints and waterproof interfaces within the bathroom enclosure.

By manufacturing the bathroom as an integrated enclosure rather than assembling the primary waterproof shell from multiple separate panels, the system reduces the number of interfaces that need to be sealed, inspected and maintained. For a development containing 2,000 bathrooms, this repeatability becomes particularly important.

Each pod will be manufactured within Walker Modular's controlled factory environment, where trained production teams carry out defined manufacturing, fit-out, inspection and quality assurance processes before the completed bathroom is delivered to site.

The factory-manufactured approach also allows bathroom production to take place in parallel with construction of the wider development, reducing reliance on multiple sequential bathroom trades onsite.

Walker Modular's digital quality assurance and traceability systems provide a detailed production history for each individual pod as it progresses through manufacture — a record that stays with the asset.
