Every process.
Most modular manufacturers rely on a chain of subcontractors — mouldings from one supplier, steel frames from another, tiling from a third. Every handover is a risk to quality and programme.
We took a different route. Everything happens on our Hull campus: BIM design, GRP tooling and moulding, steel fabrication, M&E fit-out, tiling, sanitaryware, digital QA, dispatch and our own delivery fleet.
It's the reason we can commit to a fixed programme, guarantee traceable quality and deliver — on time, in full, every time.
Inside the factory
Six zones,
one continuous flow.
Raw material enters at one end of the campus. A finished, tested, wrapped bathroom pod leaves at the other.

GRP moulding hall
In-house tooling and lay-up bays produce our seamless one-piece GRP shells to millimetre tolerance.
Zone 02
Steel fabrication
Heavy-gauge C-section subframes cut, welded and finished ready for fit-out — no outsourcing.
Zone 03
Fit-out lines
Parallel production lines for M&E first fix, tiling, sanitaryware, brassware, joinery and ironmongery.
Zone 04
QA & test bays
Every pod water-tested, electrically tested and photographed against a digital, traceable QA record.
Zone 05
Component yard
Bulk-buffered specified components staged for just-in-time release to the fit-out lines.
Zone 06
Dispatch & fleet
Wrapped, protected pods loaded onto our own fleet — sequenced to your crane, not the other way round.

Our factory sits on the East Yorkshire coast with direct trunk-road access to the M62 corridor — well placed for projects in London, Manchester, Birmingham, Leeds, Edinburgh and every major UK city.
Deep-water port access on our doorstep also supports UK-sourced steel and export projects across Europe.

Every pod signed off,

Our inspectors work from a tablet-based QA app, capturing photographic evidence against a documented checklist for every component of every pod. Sign-off is digital, traceable and issued to the project team with delivery.

Our own drivers.
Finished pods leave the factory on our dedicated fleet, driven by our own crews who are uniquely trained to deliver into live construction sites. From dispatch schedule to crane onto the tower — we control it end to end.
