Walker Modular supplied bespoke bathroom pods for Tynecastle Student at McLeod Street, Edinburgh, a purpose-built student accommodation development located beside Tynecastle Park in the west of the city.

The site sits within a tight, well-established urban setting, bounded by the stadium, existing tenement housing and the neighbouring brewery buildings. Access, deliveries and storage were all constrained, making a factory-manufactured bathroom solution a natural fit for the programme.

The scheme also involved the sensitive retention and conversion of existing historic frontage buildings alongside new-build student accommodation blocks, requiring careful coordination between the modern residential floorplates and the retained structures.

Every bathroom was manufactured within Walker Modular's controlled factory environment. Waterproofing, first and second fix services, tiling and sanitaryware were completed under factory conditions, with each pod inspected and signed off before it left the production line.

Manufacturing the bathrooms as complete units removed a sequence of wet trades from a site where working space was limited, allowing the bathroom package to progress in parallel with the wider construction programme rather than after it.

Bathroom layouts and service interfaces were resolved ahead of production so that pods arrived on site as finished, buildable units, set into position and connected floor by floor as the structure progressed.

Each pod carried its own digital quality record, giving the project individual pod traceability and photographic quality assurance records that remain available to the building owner for the life of the asset.

Deliveries were sequenced against the site programme and managed by Walker Modular's own fleet and drivers, who are experienced in delivering into live, restricted city-centre construction sites.
