Stage by stage
Nine stages.
Twenty-eight weeks. One standard.
Every steel framed pod follows the same rigorous, repeatable path — because a predictable process is what makes a predictable programme.
01 · Week 0
Duration: 1 week
Order & project kick-off
Contract award, project team introduced, programme aligned to your construction sequence and floor-by-floor delivery plan.
02 · Weeks 1–3
Duration: 3 weeks
Specification & design freeze
Tile selection, sanitaryware, brassware, IPS panels and M&E all locked. Full CAD technical drawings issued and formally signed off.
03 · Weeks 4–8
Duration: 5 weeks
Procurement
Long-lead items released first — specified tiles, brassware, doors and steel sections. All schedules approved against the frozen design.
04 · Weeks 9–11
Duration: 3 weeks
Prototype pod & sign-off
A fully tiled, fully finished sample pod built, inspected and formally signed off by client, architect and M&E consultant.
05 · Weeks 12–15
Duration: 4 weeks
Steel frame fabrication
Heavy-gauge C-section subframes cut, welded and finished in-house to millimetre tolerance. Every frame checked before fit-out release.
06 · Weeks 16–23
Duration: 8 weeks
Manufacture & fit-out
M&E first fix, wall build-up, full tiling, sanitaryware, brassware, doors, mirrors, joinery and ironmongery — all installed in the factory.
07 · Weeks 24–25
Duration: 2 weeks
Quality assurance
Every pod water-tested, electrically tested and photographed against a documented digital QA checklist. Traceable, pod-by-pod.
08 · Week 26
Duration: 1 week
Dispatch
Pods wrapped, protected and loaded onto our own fleet. Delivery scheduled to your crane availability, not the other way round.
09 · Weeks 27–28
Duration: 1–2 weeks
Delivery to site
Our trained drivers deliver just-in-time to the tower. Craned into position ready for follow-on trades — on time, in full, every time.
Why 28 weeks
A tiled bathroom,
built like an aircraft.
A specified steel framed pod carries the same wet-trade sequence as a site-built bathroom — steel frame, wall build-up, tiling, grouting, sanitaryware and joinery — but delivered under factory conditions with photographic QA against every pod.
The additional weeks are spent on procurement of long-lead specified finishes and on the tiling and fit-out programme that determines the architectural quality of the finished bathroom.

GRP pod?
20-week programme.
One-piece moulded GRP pods compress the programme by eliminating the wet-trade fit-out sequence — see the full 20-week timeline.
