A £237 million funded development at 30 Marsh Wall is a major new purpose-built student accommodation scheme at Canary Wharf, being delivered by Tide Construction for Vita Group. The scheme rises to 48 storeys and will provide 1,068 student beds, with completion currently targeted for 2028.

Walker Modular will provide approximately 1,000 bespoke bathroom pods, specifically developed for Vita Group, combining factory-controlled manufacture with a premium, high-quality finish.

Challenges

What the project needed to solve.

  • 01

A large, premium student accommodation development requiring a high level of repeatability across around 1,000 bathrooms.

  • 02

Controlled, consistent quality with a finish aligned to Vita Group's accommodation standard.

  • 03

Coordination of a bathroom package at scale on a 48-storey scheme in a dense Canary Wharf location.

The Walker Modular solution

Bespoke bathroom pods, developed for Vita Group.

The pods use Walker Modular's seamless bathroom pod construction. Reducing the number of interfaces within the bathroom reduces the opportunity for water escape — the advantage is fewer joints to fail, delivered under factory conditions rather than assembled around site trades.

Manufacture while you build. Deliver when you need it.

  • Seamless bathroom pod construction
  • Factory-controlled manufacture
  • Protection against water-escape risk through reduced interfaces
  • Antibacterial wall surfaces
  • Bespoke bathroom furniture
  • Real tiled feature wall
  • Premium finished appearance
  • Repeatable factory QA

Why bathroom pods

Repeatability is the point, at this scale.

A scheme of around 1,000 near-identical bathrooms rewards a manufacturing approach. Each unit is built to the same controlled standard, inspected the same way and delivered against the site programme, instead of being reconstructed floor by floor by multiple sequential trades.

  • Repeatability and consistency across every unit
  • Controlled factory manufacture
  • Reduced onsite trade interfaces
  • Quality assurance built into production
  • Programme coordination with the site sequence
  • Digital traceability for every pod

The bathroom

Seamless construction. Premium finish. Manufactured consistency.

The solution combines the practical benefits of seamless bathroom pod construction with a premium finish suited to a high-end PBSA environment: antibacterial wall surfaces, bespoke bathroom furniture and a real tiled feature wall, creating a high-end bathroom for one of London's major new student accommodation developments.

Quality and traceability

Inspected in the factory, recorded for the project.

Manufacturing within Walker Modular's controlled factory environment gives the project consistent quality, repeatability and detailed quality assurance throughout production.

  • Stage inspections through production
  • Photographic QA records
  • Digital pod identification
  • Production traceability
  • Controlled factory inspection

Sector context

Why PBSA suits pod manufacture.

Major student accommodation schemes are built around repeated room types and large bathroom volumes, with consistent quality expectations and long-term asset considerations. That combination suits factory manufacture: programme certainty, reduced onsite coordination and a single standard applied to every bathroom.
