Loft Lines, Titanic Quarter

Loft Lines at Titanic Quarter is one of Northern Ireland's landmark Build to Rent developments, delivered by main contractor GRAHAM for Watkin Jones and Lacuna Developments. The scheme provides 778 homes in total — 627 Build to Rent apartments and 151 affordable homes — within Belfast's Titanic Quarter.

Walker Modular manufactured and delivered 742 fully tiled steel framed bathroom pods for the development, produced at the company's main East Yorkshire factory and transported to Belfast as completed units.

A residential scheme of this size repeats the same bathroom hundreds of times. The requirement was consistency and repeatability across every unit, controlled quality, coordinated manufacture ahead of installation and reliable delivery into a live Belfast site.

Walker Modular supplied 742 fully tiled steel framed bathroom pods. Each pod is built on a cold-rolled steel frame and finished in the factory, so the bathroom that arrives on site looks and feels like a traditionally built room — but is manufactured to a repeatable standard.

Bathroom layouts, structural interfaces and mechanical and electrical service connections were coordinated in BIM ahead of production. Interfaces were agreed with the design team before the first frame was rolled, so the pods arrived on site as buildable, resolved units.

Walker Modular manufactures the cold-rolled steel framing for its steel framed pods on its own automated rolling mills. Producing the frame in-house means the structural platform for all 742 pods came from the same controlled process, to the same tolerances, at the volume the programme required.

Each bathroom was fully tanked within the controlled factory environment before the tiled finishes were completed. Waterproofing is treated as part of the manufacturing process rather than an uncontrolled site activity.

Each pod carries individual traceability: its production history, stage inspections and photographic quality assurance records, retained digitally and available to the building owner across the life of the asset.

Finished bathroom pods were protected and transported from the East Yorkshire factory to Belfast as completed manufactured units, sequenced against the site programme.
