Walker Modular delivers 742 steel framed bathroom pods for Belfast's landmark Loft Lines BTR development

Walker Modular has completed the manufacture and delivery of 742 steel framed bathroom pods for Loft Lines at Titanic Quarter, Belfast, a landmark Build to Rent development delivered by GRAHAM for Watkin Jones and Lacuna Developments.

The scheme provides 778 homes in total, comprising 627 Build to Rent apartments and 151 affordable homes, making it one of the most significant residential developments in Northern Ireland.

Every pod was manufactured at Walker Modular's main East Yorkshire factory. The cold-rolled steel framing was produced in-house on the company's automated rolling mills, giving each pod a consistent, repeatable structural platform before fit-out began.

Bathroom layouts and service interfaces were coordinated in BIM ahead of production, so that the pods arrived on site as resolved, buildable units rather than as details to be worked out floor by floor.

Waterproofing was completed under factory conditions, with each bathroom tanked in the controlled environment before the fully tiled finishes were installed — waterproofing treated as part of the manufacturing process rather than as an uncontrolled site activity.

Each pod carries its own digital record as part of Walker Modular's Digital Golden Thread, giving the project individual pod traceability, production history and photographic quality assurance records that remain available to the building owner for the life of the asset.

Completed pods were protected and transported from East Yorkshire to Belfast as finished manufactured units, sequenced against the site programme. The complete 742-pod programme was delivered on time and in full.
