Walker Modular bathroom pods at 22 Haymarket Yards, Edinburgh

22 Haymarket Yards sits within Edinburgh's Haymarket quarter, a dense commercial district immediately west of the city centre and adjacent to Haymarket station.

Walker Modular supplied factory-manufactured bathroom pods for the development. Waterproofing, first and second fix services, tiling and sanitaryware were all completed under factory conditions, with each pod inspected and signed off before it left the production line.

The site's location, hemmed in by neighbouring buildings and active transport routes, left little room for material storage or extended wet trade sequences. Delivering the bathrooms as finished units allowed them to be craned into position and connected floor by floor as the structure progressed.

Each pod carried an individual digital quality record, providing full traceability from manufacture through to installation.

Deliveries were programmed against the site sequence and handled by Walker Modular's own dedicated fleet and drivers.
