Unicorn Halls at 378 North Road is a purpose-built student accommodation development in Preston, close to the University of Central Lancashire campus and the city centre.

Walker Modular is supplying factory-manufactured bathroom pods for the scheme. Each bathroom is manufactured, fitted out and quality assured within the factory before being delivered to site as a complete, tested unit.

Student accommodation depends on repeatability: the same bathroom, built to the same standard, hundreds of times over. Manufacturing under controlled factory conditions removes the variability that comes with building each bathroom individually on site.

Because the bathrooms are produced in parallel with construction rather than after it, the bathroom package no longer sits on the critical path behind multiple sequential wet trades.

Every pod carries its own digital quality record, giving the operator individual pod traceability and photographic quality assurance records for the life of the building.
